Please come join me live and relax at Abule Onipan, Lekki Phase 2. For those with great foresight, come take a ride with me to this place. It is the remaining sane part of Lagos yet to be disclosed to real estate investors! Just one minutes (yes! 1 minute) drive from Eleko Beach junction on the way to Ajah, you have Abule Onipan up for sale at an introductory price of N1.5m per plot. I will sell my house to buy this place - might say my house is cheap right?  grin

Title documents like the perimeter layout is currently being prepared for this area thats why it is this cheap for now. Held meetings with the families the land belongs to and they have asked that we go ahead and sell. Once the surveyor gets through with the documentations, it is going up  grin No begging!  grin

It is about 25 acres.
Not necessarily gated as such things would unnecessarily bloat the price.

Other questions:

Who is the owner of this property?
Just one family (as in surname) but is extended. The family name is Raji (only the part-name for privacy reasons)

Where exactly is the land located?

When coming from Ajah to the right, but directly on the road. The area is called Lekki Phase 2. It is about 10-15 minutes drive from Ajah but perfect tarred road,  no holdups, serene environment, a place where you don't need to wait for anybody before you build and park into your property.

What is the size of the plot?
About 25 acres is the total land size. Each plot is standard 120 by 60.

How are my Sure this is not another scam?
I have my integrity to preserve. If you like, involve your lawyers to go chart it at Alausa. I have my stakes there too. I currently have my work. It is secondary source of revenues for me.  My primary source is enough to keep me away from scamming  grin

Does the land have any titles.
Exclusion documents from Lagos state goverment being held by the families. Immediately i get copies of the exclusion document, i will display here on Nairaland. This you can however confirm from Alausa.

Who will the cheques be addressed to?
Me, or my partner

If there is problem in Future who will take Responsibility.
There will be no problem. But for a definate answer, Me. We could meet and then you will appreciate  why i am too much to scam  grin

The lekki phase two i know had the land allocated by lagos state goverment. It is supposed to take after the 'highly successful' lekki phase 1. Besides,it already has roads,etc already mapped out and there are currently properties located there in.

The place is called Abule Onipan. When you get to Ajah, kindly ask that you be directed to Abule Onipan and there you are. It is often called Lekki Phase two but the truth of the matter is that in a state government gazette, it will show that the land in question has been excluded from government acquisition.

Coming from Ajah towards Abule ONIPAN, government has acres to the left. They also do some have to the right (i.e., where Abule Onipan lies) but what happens is that government does not take everything. Government does not claim all lands! It leaves some but of a truth, it does have some plans for those areas that it has earmarked as its.

For surety, take another trip to Alausa and confirm the area Abule Onipan belong to the Raji family on the chart. If your findings are negative, come to Nairaland and say so please.

hmm. I still do not agree with you on why you should address the land has lekki phase 2. Thats rather deceptive in my own opinion. It would have been better if you described it as a 'village' or 'neighbouring hectare of land' around lekki phase two. There is only one authentic lekki phase two and all genuine real estate agents know this.

Now to the 'abule onipanu' land in question. I would advise buyers to be extremly careful. You say the government owns the land to the left and also to the right where the said land is located. How double sure are you that the said portion you are advertising is not already acquired by the government and the said 'family' has not been compensated. How sure are you that the said portion is not a subject of litigation between the government and family. Have you seen/confirmed the genuinity of the so called 'exclusion document/certificate' you claim the family obtained from the lagos state government?

Kindly go to Alausa as adviced. Come tell us if the Abule Onipan is not under freehold. Better still kindly get the magazine/document that they publish and sell for N1,000 and see if the said land is not under freehold. On wether it should be termed "as land around Lekki phase 2, ok.

Thanks for your insight thirdeye.  Some fail to realize that all lands by our consitution belongs to government. No doubt about that but people repossess them again and you would ask as a potential buyerfor the copy of the exclusion document rather than putting fears into people's hearts without the right information.

Some may not like to face reality. Thats why my father regrets till this day that he does not have a single property in Lagos but his village which he hardly visits grin Then he was always saying, this one is for government land, that place is bushy, when will it develop, its is too far, it is this it is that,  They were practically begging him.

Today, seeing that me his son has worked so hard to build a house in a remote part of Lagos  grin, he is challenged and now wants to start building a house in Lagos - the costs of those places he said were bushes have now become something else beyond his reach. Who is to blame? I have places, in fact scores of acres that i have bought selling for N100K per plot at the moment that i am just waiting for an explosion.  I bought them for far less.

When the main explosion comes, you can imagine me in becoming a billionaira overnight apart from having vast estates. Then you will be seeing CrownsGift Estates  grin. I pray you will remember.

Please, be bold, be an entrepreneur. Measure the risk, ensure it is calculated and take it. Brace up yourself.
