My build in Ibadan. You're looking at N700,000 in foundation including pillars.

It's 24,384 by 15,240 with a 10,668 by 4,572 internal courtyard.

Just as a guide of sorts.

How close is Ifo to Owode Yewa? Sharp sand seems expensive in Owode.

To your question, here's a ballpark figure of what you should expect for a basic bungalow with moderate finishing:

1. Foundation - 750,000
2. Block Walls - 700,000
3. Roof Carcassing/Covering (0.55 Longspan/Steptiles) - 750,000
4. Electrical/Mechanical Works - 220,000
5. Septic Tank/Inspection Chambers - 220,000
6. Plastering - 300,000
7. Aluminum Windows (Sliding) - 220,000
8. Burglar Bars/Security Door at Kitchen - 130,000
9. Doors (though I have my reservations having 3 doors in a 14.5m2 kitchen. I'll rather have Bedroom 4 door by the toilet entrance and thus reduce travel distance from the bedroom to the bath and increase kitchen work area.) - N230,000 (installation inclusive)
10. Ceiling - N300,000 (POP in the living/dining/master bed, PVC all other rooms. Add a little more to get POP in the kitchen.)

6. Plastering - 300,000
7. Aluminum Windows (Sliding) - 200,000 (Imported materials with permanent net)
8. Burglar Bars/Security Door at Kitchen - 110,000 (use 12mm iron rods)

Thank you, sir. Does both outlined cost include workmanship in all variant? Ifo is a bit of a distance to Yewa. Ifo is closer to Sango, which is like a border between Lagos and Ogun.

Oga EgunMogaji, Brabus is the most affordable builder here on NL. Forget about the headlines! It's all about been upfront with one another. That's why milestone payment work better for me. If we failed you in the first milestone, you can quickly back out and minimize your loss.

Everything is inclusive. Even including all site support equipment and sometimes we even give jara.

The only difference now is that the expected delivery date will be longer than what you'll normally expect from Brabus. Why? I'm now fully in charge and I can't bite more than I can chew. But there are clients who will insist on using my service, so what I do now is to tell them "Can you give a little more time?" It won't be if you don't deliver in 2 days, heaven will fall.

I no longer have compromising supervisors. I do my things myself because I don't have second-tier customers.

If fund is intact; land urchins (Omo Onile)/ govt approvals /licenses and permits are resolved prior to construction and there's ease of access, I can easily pull this off within 4 months.

Anyone with a right state of mind would still consider Brabus / Nexthome / Bosun after all the attrocities. I suggest you do a search on NL or even on google.
Puting finishing touches to the brabus banner, watch out.

Oga brabus.. This your 750k for carcass and 0.55mm roofing For a 4 bedroom, is it not small?

At least, 400-500k for woodwork plus workmanship, and 0.55mm aluminium will set you back up to 500k.

Assume you use 3000 blocks @150, that's 450,000.. Set 50 blocks per bag and that's 60 bags @1500. Then Sharpsand, Iron for lintels, formwork for lintels plus workmanship. Definitely more than 700k .

But Oga brabus, I know you definitely have cost saving methods.

That's if I choose not to explore using NextHome dump truck, that will crash the price like no man's business. 2 days of NextHome dump truck on that site will give me nothing less than 250k savings if there's space to drop all materials at once.

As a matter of fact, if I'm doing this I'll use local bricklayers resident in the area. I still have a couple of them from that zone. Ewekoro Lafarge is nearby, I can still get cement for like 1350 and still push for 50k from the block money for buying in bulk. I wish I could share more cost savings methods learnt from my Owode build. Remember, abeokuta is just back door for granite or gravel as the case may be.

As recommended on here, a background check on Brabus/NextHome won't be a bad idea. What works for us is Milestone Project. Another good news this season is that you don't have to commit your fund to us once there's a contract letter. Our banks (Zenith Bank and Diamond Bank) will finance your projects and do the monitoring for you and funds will be disbursed upon satisfactory completion of each milestone.

Ibadan is the real deal now o.. Cheap and fun.. .did you see the wonderland opposite MFM on Lag-Ibadan express? It has all the circuses and slides just like in "the abroad". Agodi gardens in Secretariat area is also a must.

We had plans of travelling this Christmas / holiday season sha. Have you landed already?

Don't know if its my eyesight, but I don't seem to see any concrete foundation footing under the blocks, in other words, they seem to be sitting on the bare soil.

Pls correct me if I'm wrong or maybe a pix closer to the blocks would do.
