I got this as a plan to a 3-bedroom apartment. From a novice's standpoint I feel it isn't right. Pls I need the architects in the house to lend to opinions.

1. apart from the master's bedroom, the other bedrooms are too small
2. that bedroom is too close to the sitting room, it should be replaced with the kitchen
3. he should work on the sitting room its too big

i will suggest it should be replaced with an ante room rather...
but the op may need a fresh design, the proportion of some spaces to the others is somehow.
the living is as big as a stadium, while some rooms are like stores... i dont understand...

just saw something... this design wasn't done by an architect...

just take it to an architect for proper modification.

Among the other things mentioned, the dinning room appears to be very tight.

Thanks for you contribution. I thought so too. It's difficult to as ascertain the real dimensions since the Unit or scale is not well stated.

I need to know the size of a standard room, master bedroom and a lounge.

1. The dining is too small in proportion to the living room. There should be clearance space for someone to sit comfortably and move around the dining table.
2. There is no direct link between the kitchen and the dining. To serve dishes, you'll have to come out of the kitchen, walk across the lobby into the dining room. It feels somehow gross.
3. The kitchen doors should be aligned for better functionality of the kitchen.
I'll be back to tell you more.
On second thought, if you need a better design pm me and let's discuss.

My advice... Just give someone else to design another for you. This will save you time rather than trying to redeem the attached plan. There is so much wrong with it.

In summary:
All spaces have no proportion.
The general arrangement is flawed.
Most space sizes do not meet the minimum required standards.
There are lighting and ventilation issues on the design.
The form may not give you a good exterior design.

OP, I'm not an Architect.

Go here https://www.architecturaldesigns.com and look at various designs, specifically floorplans. You'll get different ideas.

Looks like you may already have an Architect, but if not then I recommend https://www.nairaland.com/darenyx He's young, vibrant and extremely patient.

I would start from fresh on the design. This one is just too wrong to be ammended.

the two other bedrooms are small, your kitchen should be shift close to the main lounge, or you divide the main lounge two and get your kitchen there

The individual that drew it has no idea of what he's doing.

You need to redo the plan all over again.

I'm an Architect, don't amend this drawing, start afresh.

like you've been advised, start again. Person who drew this has no clue.

Write any money you've paid this draftsman off, you will spend millions building the house, get it right.

Go round peoples houses, look at websites, a 3 bed bungalow isn't a hard design to get right.

Bad plan..

1. The living room is too big at the expense of bedroom space.

2. Nobody wants a bedroom that opens straight into the living room.

3. The bedrooms (apart from the Master room) are soooooooooooooooooooooo small they are impractical.

Advise... Squeeze the plan, give it back to the so - called architect (cos I doubt he is) and get your money back if you paid any.

Get a proper architect to do you a good plan. I know some really good trained graduate (masters degree holding) architects if you want..

First I don't think an architect did this work because we're the most intelligent people on earth.

(1) No ante room (not necessary)
(2) No visitor's toiet
(3) The Sitting room is massive, na football field?
(4) The kitchen and dining is brother and sister and should not be seperated but he did.
Etc
