Okay so my friend just got a very good job and he wants to build or buy a house in Lagos.

He's looking for a 3 or 4 bedroom bungalow with a budget of 15M.
But he's also considering building and was wondering if this same 15M budget can build a 4 or 5 bedroom duplex.
Now the cost of the land is included in the 15M.
I think it's possible because I do see some properties of the same specs for that price in Lagos but felt the need to ask the experts here.

So my question is can 15M build a 4 or 5 bedroom bungalow but preferably duplex in Lekki or somewhere else in Lagos.

Duplex of 4 or 5 bedroom..." Very slim chance"...Bungalow. "yes it can"..
But he should note that type and choice of finishing and fittings can drastically affect the cost of the building.

Land alone would gulp 15m around Lekki. Stop dreaming abeg.

Duplex - Not Possible. Not with agents already hiking property prices in Lagos.

Bungalow - Possible.

Lekki* - None of the above.

But that depends on where you count as Lekki. Growing up, Jakande Estate where my grandparents lived was in Ajah, Now agents classify it as Lekki. They now claim places like Ajah, Sangotedo and even as far back as Abijo and Ibeju as Lekki to unsuspecting buyers.

If you also consider these places as Lekki, then it is possible.

15m budget would not buy land and build a duplex.
But with 15m you would be able to purchase land & build a 4bedroom bungalow on the mainland.

yes you can get a bungalow for that amount in lekki or build duplex elsewhere with same amount It all depends on location.
