You should ensure that the land you are purchasing is not within Government acquisition in those areas, and where you are told it's excision (some portions returned back to land owning families/communities) be sure there is a Gazette from Lagos state Government granting same.Ask for the details of the Gazette from the seller.

Get the Gazette and do the charting of the land (Confirmation of Survey i.e exact location of the land)

So many times coordinates of this survey are incorrect, you will be surprised that the land being offered falls on an access road.
