Thanks for this. The bolded seems to be the most likely but how do I find out if there’s any major redevelopment plan by the council. To add salt to injury, this is the history of other flats in the area. No be juju be this

Today, that same flat and others in the block have an open market value of at least 160k and those that have sold their flats recently achieved way above that figure.

I haven't spent a penny on any home improvement apart from painting the walls when a new tenant moves in (I'm blessed to have had 2 longterm tenants in the last 6+years) and changing the original carpets which were off white in colour. grin

My advice - do your research carefully, read the home/valuation report, read about the history of the area, find out if the area is notorious for crime (anti social behavior, vandalism,etc) and find out if the council is planning any redevelopment or rejuvenation around the area (e.g. demolishing houses in that area to build modern properties,etc)

I know someone who bought a house offplan last year. The house has not been completed but value has appreciated 40k almost 20% value appreciation.

You make a very valid point. New builds especially flats that are located outside the SE and London lose value very very quickly and takes forever to catch up. Works well for OO but is absolutely useless for BTL (as a new build I mean).

@omopapa although 99 years seems long, in 10 years time it would be practically unmortgageable unless the lease is extended which costs a pretty penny and 10 years is not a very long time at all. Plus most people can easily get a 2/3 bedroom house for that amount in Wolves which majority will prefer. Why are you considering an apartment?

Close to train station, university town etc etc, would always have tenants trooping .........

I believe all post codes are good....... A terrible post code, would mean lower rents = lower mortgage...... Slower property appreciation, but buy with a long term view.........

It all depends on budgets........

Seems it’s been long you checked the property price in wolves grin I think the HS2 project and maybe the football club has surprisingly affected the property values in wolves recently. Only considering that particular one Cus I knw couple of friends that stay in the block and it is strategically located, with very good transport link. Also, it will interest you to know that the rent is going up while the mortgage is going down which makes it a BTL property with a potential good return

Please tell them. Nigeria is a country where nobody is safe... kidnapping, money rituals, stealing, killings etc.

And talking about slavery, are we not being enslaved in our country as well... make I no even start... Better to be a slave in a sane country than to be a slave in a country where you can just die anytime, even when walking jejely on the road.

I completely forgot HS2! I still think houses are better than flats outside the SE unless they're conversions. Even if the mortgage is decreasing, if the property value is not going up then you lose the power of leverage which is the greatest wealth builder in property

You can't afford to not do research o! One bad property investment will set you back seriously. People have different risk appetite's and it's easier to be risky with other people's money.

Even if you'll hand it to an agent, the buck stops with the property owner. Agents can be very very unscrupulous as well. There is no comeback apart from a civil case against them either. Our first agent would refund money to the tenant for any complaint. Then bill us for admin services. Turned out she was his friend's daughter in law. Her husband bin don run follow another woman, leave her with the children. As far as he was concerned, we lived in London and had money. We didn't live in London fa - husbot just worked in London. We were ourselves renting and luckily because we had built good equity and were on a repayment mortgage, we could absorb some of those initial costs. We removed her and re-tenanted with me managing it myself.

It now takes an average of 14 months from serving notice to successfully evicting a tenant if they don't want to leave. They can also not pay rent that whole 14 months. Then it was a max 2 months to remove a tenant.

Once you successfully set the first one up, it's easy to replicate. It's like rearing children. The first one is the hardest - no blueprint. The rest just fall in line once they arrive grin

Why not look for your school's group on telegram

Talk to someone who's already on ground and have them inspect apartments for you

If possible, they can pay the deposit for you and then you'll refund them when you land

Helped some people this way and one even brought dried fish for me as appreciation

Any nairalander living or have once lived in Devon or its surroundings. Having lived in Manchester for about 7 months, Job is making me relocate to Devon. I have read about the place online but hearing about the area from a nairalander won't be a bad idea either cheesy

1. This is not a job, its a voluntary service

2. I was voted to moderate the section, thosedays to be a mod nairalanders have to vote for you, couple of potential mods will be selected and voted for, one with highest vote becomes a mod.

I saw that too on gov Uk. But I can’t remember the link. I think the applicant can reclaim their IHS funds back.
