I Know how odd this might sound, with alot of people trooping in to insult me with all sorts of names calling, like I should go and hustle for my own and stop having entitlement mindset on someone's else's property..but you see..I will never relent..am here for those who have logical advise to give to me...so your insults is for yourself and you alone.

My father has been selling his landed properties since 2006, since I was still a little boy.. my fore fathers were among those founders who discovered our town...so huge landed estates were passed down to our lineage...up to this moment my uncle's and aunts have their own share of land intacts... but my dad has almost sold All his own.

*He sold to marry a new wife in 2009

*He sold to develop a small plot in 2011

*he sold to collect a chieftaincy title in 2015

and many combined little selling he's been doing, I had no ideal of

fast forward to 7years later he's left with little plots and some he took from loan defaulters, just this morning I got a call from my elder sister that my dad is about selling the little plot left... I asked to do what, she said she doesn't know yet. As at now am really angry hence me asking if there's anything we the children can do to stop my dad from selling the little plots left even though it's his.. he's the owner, don't we have a say? isn't there any legal law that can stop him.

A friend of mine he's Still enjoying wealth his grand Father left for his father and his father to him, all he did was just to renovate them and dude is packing more than a millionaire yearly from those estate. why would mine be different. Davido did well because his father's a big man who gave him a starting point, same with jowi zaza that guy can never go broke because of his father...

note: I don't think he's trying to wicked us, I know he won't sell all.. but at least the one he had sold his more than the one left... and it won't be enough to share to my siblings and I.... if he leaves this world today... why would he still be selling more. ( am not praying for him to die or anything...but life is common sense) is not a bad thing if a parent gives his children a starting point like his father did.

Besides it doesn't make sense for me to be looking for land to buy when my family is known as one of the owners of the town...my cousin's are even talking behind our back.

legal advice needed please

If you want to be happy with yourself
Just forget about your dad and his stupid ways of selling his inheritance

Your mother is not his only wife, so whatever he has left any, will still be shared after selling them because it can't go round his children

Go and start struggling so that you don't behave like him

If he likes, let him sell himself that's his business, when he falls sick and can't raise himself, that's when he will go through the pains of the property's he has sold

You guys should leave him, it's either he is selling them to punish you guys or he knows those properties will cause problems after his death

Whatever reasons for selling them, that's his decision

Sue his azz.......

This is how some parents strike in poverty into their family....

Stop listening to these people... get a good council and seek legal address and know how to play it....

Highest, he should will some of the properties to you and your siblings and sell the rest.....
why it's his inheritance not your's.

You can't sue someone for his property. The case will be struck out for no cause of action.

Your father owns valid titles to the real properties through first settlement. Put differently, he bought the plots of land from nobody but inherited it customarily as a descendant of those who settled there first.

I presume based on the preceding paragraph that the land documents are not registered at the land registry of your state because from experience the first document descendants of first settlers prepare regarding their land is usually a deed of gift, deed of lease, deed of assignment or power of attorney depending on the circumstances.

My advice is that you should get very close to your father this period. Let everyone believe you are his favourite son. Show him how to enjoy the internet with a smartphone. Encourage him to eat wheat instead of Garri or Akpu or Amala etc.... You know all those things his mates like grin

During this period, learn his signature, prepare a deed of gift and get your close allies including your sister as witnesses. It's even better if you can make him sign the paper himself through misrepresentation (This is a special course I can tutor you on).
Register the deed of gift at the appropriate registry and pay the required dues to the government registry. To be more smooth get registered surveyors to survey the land and register the survey plans with the government in your name.

You have all commercial banks need to grant you a loan. When you've successfully mortgaged the properties, use that money to do something good for yourself.
BENEFITS
1. Your father will not be able to sell a land you mortgaged to the bank. The bank will take him to court and deed of gift you presented to the bank will be a superior title.
2. The bank will not own the land as long as you invested the loan wisely and follow the repayment plan honestly.
3. After the expiration of each mortgage, begin new mortgages to further expand your investments. But ensure you always repay your loan.
4. Your father will pass on while the case lingers in the court. I trust NIGERIAN courts (15 years no judgment just adjournments)
5. When he passes on, end all mortgages and keep the land if you wish.
DISADVANTAGES
If you believe in curses don't try this. I do not believe in them grin

First of all I'm truly sorry for what you're experiencing right away. There is still hope if you will follow this little advise of mine. Create time to meet his kingsmen, I mean your dad's biological relatives and express your feeling to them, once you win any of them to your side, then they will stop him. Your kingsmen are the ones that can stop him and secondly if the king of your town is a good man, he too is another person that can stop him. Apart from this two sets of people the next being that can stop him is God. But, if you must follow this advise, you much create time and don't go before these set of people empty handed. Try and spoil them with some gifts and with this your father will dance to your tune.

My friend I don't mean to insult you o... But I still maintain, go and hustle. Many persons no longer return to villages these days. Many bourgeois and children of rich class no longer have a sense of returning to native land. Make money and buy land anywhere in the world.

The only thing I would advice you to do is this... approach your father and tell him you don't have any problem him selling his property or inheritance...but remind him that he should remain something should anything befalls him (ill-health or emergency situation or when he has grown old and gone to join his ancestors).
Tell him if there is nothing left to flip either fixed or solvent...that you won't kill yourself for him.

Also I want to ask... How old are you?

If you have come of age...your father can't sell a property without your endorsing or one of the sons endorsing it.
In any case he does that...you can recover that property from the buyer in the near future.

They are his properties, he does whatever he wishes to do with them. If you want to stop the shame of buying lands from others in the future. Ask your father to tell you how much he is selling and then buy from him at a discount. Make sure that all the documents are signed and sealed . My two cents.

The simple thing to do, sell the remaining before he sells it off…… that is very simple.
But when you think you have heard/seen everything another new thing pops up. Nawa for that kind reasoning.

The law is that the owner of a property is the Alpha and Omega of the property so he can do anyhow, you can sue but there is nothing the court will do. He owns the property. What you can do is to seek family assistance in persuading him not to

If he was able to send you to school, that is your starting point.

Whether you like it or not, you have an entitlement mentality.
You have your eyes on the properties all along waiting for you to inherit.
You may even be worse than your dad if you inherit the properties the way you are going.
Work for your own and be fulfilled. If you are left with anything to inherit fine, if not, fine too.

I buried my dad in January this year. He left a lot of properties.
While we have some of his children waiting for my him to die for them to inherit his properties, I am already made.
Some couldn't even rent a house of their own, they lived in my dad's house. One of them lived with him in the same compound with his wife and children and still lived on my dad. Mind you, he is approaching 60 years of age grin

Don't let your parents wealth be a source of distraction.
Have you asked for fund that you need from him and he refused?
If you want to start up a business you can also approach him too and he may sell one plot of land on your behalf grin

In as much as the property is rightly his, he has every right to sell them.
Morally, he should not sell off those property.
Even the Bible has this to say concerning such attitude:

Proverbs 13:22: “A good man leaves an inheritance to his children's children.” (NKJV)

Proverbs 19:14
House and wealth are an inheritance from fathers,
But a prudent wife is from the Lord.

Joshua 16:4
The sons of Joseph, Manasseh and Ephraim, received their inheritance.

Legally, you father has committed no offence.
Morally, he may be seen as not been fair to his family.

Another area to look into is how you, the children are comporting yourselves.
Is you father encourage by what he is seeing among you. If he is not encouraged, he may be tempted to enjoy his wealth while alive instead of leaving them in the hands of "worthless" children.

I have seen a man that had many goats and his kids are just something else. The man kept killing, eating and selling off those goats before he died. He was not impressed by the lifestyles of his children. He chose to enjoy his wealth while alive.

on the law side of things, I doubt you can do anything!! Your dad isn’t a smart man, doesn’t know how to invest either.. nothing you can do about that as well.. you can either tell him to give you and your siblings one or two and he can sell the rest!!

But still na money wen u never get dey make you worry!! Go n hustle bro!!

You have no right to stop him from selling his lands. Because you re not taking care of him.

The only thing u can do is to request for land from him to build house. Once he gave u the land, you will change the title doc in your name.

Secondly you can meet him and know reason for the sales. Possibly you can finance that his needs and thereafter have the land.

Thirdly you can buy the land from him
