I would like to share insights that might not align with popular opinions but are drawn from personal observations. My aim is to provide advice, especially for young individuals, and guide those interested in real estate. Real estate is inherently time and season bound, not just as a business but in terms of returns on investment, deriving its value largely from human social developments.

Real Estate investment has stages and levels, beginning with land acquisition. While you can acquire land at any age, the guarantee of enjoying returns depends on timing. For instance, acquiring land at 60 may not offer the same opportunities as acquiring it 40 years earlier. The optimal stage for real estate investment is during your 20s.

Starting at 20 or younger, you should focus on investing primarily in land assets. As you grow and accumulate savings, strategically acquire land in promising areas. By the time you reach 40, you should have amassed a portfolio of valuable land assets. From this point, you can leverage your financial stability to explore other forms of real estate investment, such as development or rental properties.

Mind you, some folks already have this hurdle strategically surmounted for them as a result of wise decisions taken by their parents. They may have completely different headaches to deal with. I do not address these individuals.

By age 40 and above, you should be considering flipping some of the appreciated land assets to achieve greater levels of investment that befits your growing personal and social needs. Engaging in rental properties can generate passive income, which, compounded over time from different sources, can surpass expectations.

Real estate investment knows no age limit, but the advantages of early strategic investment are undeniable.

If you're in your 20s or under 40, now is the optimal time to invest your savings in strategic land assets. Continue your professional or entrepreneurial pursuits but ensure strategic savings in real estate. Wise choices in land acquisition, coupled with necessary consultations, can set the foundation for certain and enduring financial success.
