Real Estate in Nigeria, like in many other countries, is the term used to describe the buying, selling, renting, or leasing of land and buildings. It is a sizable industry that includes commercial, industrial, and residential real estate in Nigeria.

Any property made up of resources, land, buildings, or anything else constructed on land is considered real estate. Conversely, real estate agents are professionals with expertise in real estate who help their customers close any deal involving the purchase, sale, or rental of real estate.

Duties of a Real Estate Agent

A real estate agent's responsibilities can change based on the function they are assigned. All real estate agents are expected to carry out certain basic responsibilities, some of which are outlined here.

1. Property Listings

A real estate agent's job is to provide prospective purchasers with a list of all the homes that are for sale. Taking pictures of properties and exhibiting them are also part of this.

2. Representation

In real estate transactions, which include the purchase, sale, or rental of properties, a real estate agent might represent the buyer or the seller; nevertheless, their primary responsibility is to safeguard their clients' best interests.

3. Market Analysis

Analyzing the market is the duty of a real estate agent. The agent needs to be knowledgeable about current property values and pricing ranges.

4. Negotiations

Securing contracts between parties is always a job for an expert. Therefore, a real estate agent can intervene to bargain with the other party on behalf of their clients in order to get better terms or rates.

5. Advisory Duty

A real estate agent is considered an authority in the field of properties. It is the responsibility of a real estate agent to provide their clients with appropriate advice about the purchase or sale of a property. Legal obligations and pricing recommendations are just two examples of additional advising roles.

6. Maintenance of Property

Real estate agents can take on the responsibility of managing and maintaining a property on behalf of real estate investors or clients who are too busy to handle it themselves.
